Valuers
From a park home to a detached city residence or, a piece of land to a country property, whatever you are selling we are able to provide you with the right advice and the best valuation free of charge.
We’ll come out to assess your property or land and we’ll advise you on the best options for sale, be it a private treaty sale, public auction or in some cases tender. We’ll also discuss with you our marketing approach and answer any other questions or queries that you may have.
We also provide valuations and reports for probate, inheritance tax, insurance and family division. This does carry a cost, however we will agree this with you prior to us undergoing the valuation.
Auctioneers
Andrew Morris is an experienced and trained auctioneer. He has been selling land and property (including donkeys!) for 44 years.
Selling or buying property at auction needn’t be daunting, with Andrew Morris you can be assured of a reliable and trustworthy service, our team are here to help you though the process.
Buying at auction
Auctions are very effective ways of buying property in terms of time and money.
When the gavel falls the sale is legally effective, meaning that as the purchaser you have to pay the deposit there and then in the auction room followed by the remaining balance 28 days later, securing the sale for you and the vendor.
Always be prepared
Before entering the auction room it’s always best to go through the following steps:
- Read the sales particulars thoroughly so you are satisfied with all the conditions of the sale
- View the property/land
- Take professional advice from builders, surveyors, or your accountant where appropriate. (We have good contacts with all of these professionals).
- Undertake all searches and legal enquiries with your solicitor
- Read all other available documentation including leases, and pre-contract enquiries
- Ensure you have the available finance for both the deposit and eventual purchase price
- Attend an auction so that you can become familiar with the bidding process
Going, going, gone
- Don’t worry about how you signal a bid, all that is important is that your interest is made known to the auctioneer. Don’t worry about the possibility of accidentally having a bid taken when it was not intended, as Andrew Morris is very experienced
- When Andrew Morris considers there are no higher bids, he will close the process, by banging a gavel on his rostrum and will confirm with you if you are the successful bidder. If you are the successful bidder, you will then be asked to sign a contract and pay a 10% deposit. This process is completed in the sale room. Remember also if you bid at the auction you will be personally liable in respect of any accepted bid
- You are at risk of losing the deposit paid on a lot, and at risk of the seller taking legal action against you for breach of a contract, if you fail to complete your purchase of the lot
- Personal cheques are usually acceptable for payment of deposits
- Guide prices are issued without responsibility, and purely as an indication of the level at which it is expected the vendor will set the reserve price prior to the auction. It is possible that the sale price on the day will vary from the guide price depending upon market activity
- If you are unable to attend the auction you may be able to bid by proxy or telephone, and full details will be provided by our auctioneer
Selling by auction
After valuing your property or land that you are wishing to sell you may choose to sell by auction.
Auctions are helpful when it is important to bring a sale to a definitive conclusion because when the gavel falls the property/land is effectively sold.
Selling by auction can also be particularly valuable, where for example Executors or Trustees need to be particularly transparent, or where for special reasons it is difficult to establish a reliable value.
We will agree a guide price with you, and then we will market your property/land for approximately four to six weeks prior to the auction date.
It is always good to attend the sale of your auction property/land, both as a matter of support and interest in the selling process.
Land
Andrew Morris has vast knowledge and expertise in the sale of city and country property as well as being extensively experience in the search and sale of building land. He has worked closely with national building developers particularly Crest Nicholson to find land and then sell the property that it is used for.
