Herefordshire Property Market Report: Quarter 2, 2026
Competition Continues to Shape the Hereford Property Market
The second quarter of 2026 has reinforced many of the trends we identified at the beginning of the year. The Hereford property market remains active, with more people choosing to sell their homes than at any point in recent years. However, whilst buyer demand remains healthy, it is not increasing at the same pace as the number of properties coming onto the market.
The result is a more competitive marketplace where buyers have greater choice, and sellers need to work harder than ever to stand out.
The good news is that homes are still selling. In fact, 751 sales were agreed across Herefordshire during Quarter 2. However, the statistics clearly show that pricing correctly from the outset, presenting your home well and investing in high-quality marketing have become increasingly important to achieving a successful sale.

More Sellers Than Ever Before
One of the most significant trends this quarter has been the continued increase in the number of homes coming to market.
A total of 1,249 new properties were listed for sale across Herefordshire during Quarter 2, an increase of almost 13% compared to the same period last year.
This is a clear indication that confidence amongst homeowners remains strong, with many deciding now is the right time to move. However, it also means buyers have considerably more choice than they did just twelve months ago.
For sellers, this increased competition means it has never been more important to ensure their property is priced realistically and marketed to the highest possible standard from day one.
Sales Remain Strong, Despite Increased Competition
Despite the substantial increase in the number of properties coming onto the market, buyer demand has remained remarkably resilient.
During Quarter 2, 751 sales were agreed across Herefordshire, compared to 743 during the same period in 2025.
Whilst this represents a slight increase in the overall number of sales, the percentage of homes successfully selling has fallen from 67% last year to 60% this quarter.
In simple terms, there are now considerably more properties competing for a similar number of buyers.
This does not mean buyers have disappeared. Quite the opposite. It simply highlights that buyers have more options available and are becoming increasingly selective when deciding which properties represent the best value.
Price Reductions Continue to Play an Important Role
Price reductions remain a significant feature of the market.
During Quarter 2, 660 properties, representing 52% of all instructions, required at least one price reduction before finding a buyer or remaining on the market.
Although this percentage has improved slightly compared with the same period last year, the increase in the number of homes coming to market means more sellers have ultimately needed to adjust their asking price.
In many cases, this is not because buyers are unwilling to pay, but because competition between similar properties has intensified. Buyers have greater choice and are naturally gravitating towards homes that offer the strongest overall value.
This continues to reinforce the importance of accurate pricing from the outset. A realistic asking price often generates stronger initial interest, more viewings and, ultimately, a better chance of securing a successful sale without needing multiple reductions later.
Fewer Sellers Are Leaving the Market
One particularly encouraging statistic this quarter is the reduction in the percentage of withdrawn properties.
Whilst 350 homes were withdrawn from the market during Quarter 2, this represented 42% of all instructions, an improvement from 44% during the same period last year.
This suggests that sellers are becoming more realistic about current market conditions and are adapting their expectations accordingly, allowing more transactions to reach a successful conclusion.
What Does This Mean for Sellers?
The Hereford property market remains healthy and active, but it is undoubtedly more competitive than it was twelve months ago.
Homes continue to sell every day across the county, but buyers have more choice than they have enjoyed for several years. As a result, properties that are priced correctly, beautifully presented and/or professionally marketed are attracting the greatest interest and achieving the best results.
Those entering the market with unrealistic pricing expectations are often finding themselves reducing their asking price later in the process, sometimes after losing valuable momentum during those crucial first few weeks of marketing.
