September 2026 - Active, competitive and adjusting
September has given us another interesting month for the Herefordshire property market. Activity remains strong, with plenty of homes coming to the market and, importantly, a healthy number of sales still being agreed.
The biggest challenge continues to be the amount of choice available to buyers, alongside the recent increases in mortgage rates affecting their affordability. There are considerably more properties entering the market than this time last year, which means sellers are having to work harder to stand out.
What September does show, however, is a market that appears to be adjusting.
I breakdown 5 key areas (new instructions, sales agreed, price reductions, withdrawals, and fall-throughs) and compare the figures against the previous month and the previous year.
New properties coming to market
340 new instructions
August 2026: 343
September 2025: 239
Down 0.9% month on month
Up 42.3% year on year
The number of new properties coming to the market remained almost identical to August, with 340 new instructions across Herefordshire during September.
The year-on-year comparison is far more significant. There were 42% more properties coming to the market than in September last year.
This continues to create a very competitive market for sellers. Buyers have plenty of choice and, as a result, they can afford to be more selective over which properties they view and ultimately offer on.
Sales agreed
243 sales agreed
August 2026: 223
September 2025: 240
Up 9.0% month on month
Up 1.3% year on year
This is probably the most encouraging figure from September.
Sales agreed increased by 9% compared with August, while also sitting almost exactly in line with September last year.
That tells us buyers are still active. Despite some of the negative headlines surrounding the property market, people are buying homes and a good number of sales are being put together.
The difference is competition.
In September last year, 239 properties came to market and 240 sales were agreed. This September, 340 properties came to market but 243 sales were agreed.
Put simply, we have around 42% more properties coming onto the market than this time last year, but broadly the same number of sales being agreed.
The sales-to-instructions ratio did improve from 65% in August to 71.5% in September, which is a positive step. However, new supply continues to outweigh the number of sales being agreed.
Price reductions
298 price reductions
August 2026: 223
September 2025: 240
Up 33.6% month on month
Up 24.2% year on year
This is the standout figure for me this month.
There were 298 price reductions across Herefordshire during September, an increase of more than a third compared with August.
I don't see this as necessarily being a negative sign. If anything, it shows sellers are beginning to understand just how competitive the market has become and are adjusting their expectations accordingly.
Buyers are out there, as the sales figures demonstrate, but with so many properties to choose from they don't need to compromise.
Properties that represent good value and are marketed well are still attracting interest. Those that don't are increasingly having to adjust their asking price to compete.
Withdrawals
107 properties withdrawn
August 2026: 128
September 2025: 174
Down 16.4% month on month
Down 38.5% year on year
This is another statistic I find particularly interesting.
While price reductions have increased significantly, the number of properties being withdrawn from the market has fallen.
There were 39% fewer withdrawals than in September last year.
For me, the combination of these two figures tells an important story. Rather than simply giving up when a property doesn't sell, more sellers appear willing to adjust their price and continue trying to secure a move.
That creates a more genuine market of motivated sellers and is ultimately a healthier position than having large numbers of properties simply disappearing from the market unsold.
Fall throughs
58 fall throughs
August 2026: 59
September 2025: 57
Down 1.7% month on month
Up 1.8% year on year
Not too much to report here, which isn't a bad thing!
Fall throughs have remained remarkably consistent, with almost identical figures across September this year, August and September last year.
This suggests the main challenge in the current market remains getting the sale agreed in the first place, rather than seeing a significant increase in transactions falling apart afterwards.
So, what does it all mean?
I would describe the Herefordshire property market at the moment as active, competitive and adjusting.
There is certainly no shortage of activity. Sales increased by 9% during September and were almost identical to the same month last year.
The challenge is that buyers have considerably more choice.
With 42% more properties coming to the market than last September, sellers are competing for broadly the same number of sales. That naturally puts buyers in a stronger position and makes getting the asking price right increasingly important.
The significant rise in price reductions suggests sellers are recognising this. At the same time, the fall in withdrawals suggests more are prepared to adapt to the market rather than simply give up on their move.
For anyone thinking of selling, my advice remains fairly simple: be realistic, get the price right and make sure your property stands out from the competition.
The buyers are there, but they have plenty to choose from.
